What buyers expect and need from a property is constantly evolving as our lifestyles change.

While beachside and parkside living will always be desirable, the layout and design of our homes has changed. The modern family home is now open plan, with space for work and play.

Here’s what many buyers I meet are looking for:

Modern family lifestyles

The family home is no longer a house – in fact, buyers are increasingly prioritising lifestyle and location over space. Apartments, units and townhouses in good areas are now highly desirable for families, who love the low-maintenance lifestyle of easy-to-care-for small spaces.

The “tiny house” trend overseas has influenced the rise of minimalist living, and buyers say they love the idea of living a less complicated life in a smaller space.

The rise of open plan living

The open plan kitchen-dining-lounge area is now everywhere, with an increased desire for open communal spaces within the family home.

The traditional formal dining room has become redundant as we embrace a more casual, easygoing way of life. A modern family room includes a kitchen separated from the main family space by an open bench, which allows the cook of the family to be in the kitchen without feeling excluded from the conversation. It also means easy access for kids to set the table!

An open plan family room also includes a lounge or space for everyone to relax after the meal – and might have a desk for kids to do homework or parents to work from home. With the traditional dining room space freed up, some families are opting for a second lounge room or kids retreat.

The kitchen as centrepiece

Because the kitchen is the new living room, it’s no longer enough for it to be functional. Instead, the kitchen has become the showpiece of a home. Buyers are keen to purchase a kitchen they can be proud of – with their priorities including updated fixtures, plenty of storage, beautiful finishes and a sizable stove with induction or gas cooktops.

The bathroom is also going through a renaissance – buyers are looking for more spacious bathrooms, with clever storage solutions and modern fixtures. Younger families also prioritise having a bath.

Rethinking the workspace

Changing work hours and the rise in working from home, mean that buyers are increasingly looking for a designated workspace as part of their property checklist.

However, this doesn’t mean that buyers are necessarily looking for an office or study. The use of laptops and wifi mean that some buyers seek a workspace in an alcove within the main living area, or even in the master bedroom, with an appealing outlook and available powerpoints.

Revamping the backyard

The backyard is no longer a grassed area with a lemon tree, a Labrador and a Hills hoist. It’s now an extension of the home. No matter how big or small their budget, buyers are looking for an outdoor entertaining area which has been landscaped, particularly including a paved or decked section which is perfect for outdoor dining. In summer, families and couples use the yard as an extra room, dining outdoors and enjoying the weather.

Although buyers’ expectations are constantly evolving, these trends look set to continue into the future.
